Community Notes

Use of the Pool: Residents must comply with all pool rules issued with the pool badges. Any unit owner who did not return their pool badges at the end of the last pool season must return them and be in good financial standing with the Community Association before their badges for the current season are issued. If you lost your badges, please contact the PhoneMate for more information

We’re Talking Parking, Again
A reminder that each household in Maple Hill has one reserved parking space– the numbered space. All un-numbered spaces are unreserved and can be used for second cars or guests of residents on a first come, first served basis

Who Can Vote in Community Elections?
To avoid any confusion as to who is eligible to vote, any member of the Association, either by attending or by Proxy, may cast a vote if any and all assessments, fines, legal fees and/or costs, or any other charges due as of  30th of the month prior have been received and posted by the end of the business day on Friday prior to the election.. This also means, of course, that a person whose financial obligations to the Association are not in a current status may not cast a proxy vote with another member, even if that member is in good financial standing. There will be no exceptions to this policy

Tot Lot and Basketball Court: The recreation facilities are closed at dusk. If a complaint form (Click here for a printable form) is received about a child being in these areas after dusk, they can be fined. Residents filling out complaint forms must include date and time of incident. The tot lot is for the use of children under 12 years of age. Destructive, offensive, or otherwise bad behavior from any child in the recreation areas will result in the loss of recreation privileges which includes the pool.  Thanks to all of our kids  who do obey the posted hours..

Recycle Bins: To receive a replacement bin if the previous owners did not leave one or if it is damaged, call BFI at (215)723-0400 and request one. There is a charge and BFI will deliver it. Sellers, please leave the bin for the new owners.

Talking Trash: Please make sure your trash is securely tied up before putting it out for collection. New Bulk Trash Pickup Guidelines (MS Word File)

Parents: Please impress upon your children the importance of respecting private and community property. Also, children should not be on the grounds of our neighbors at the Highland Manor Retirement Community and the O'Neil Building adjacent to the newer section of the development. For the safety of Maple Hill's children, please assure that when walking to and from school your child uses the designated crosswalk and the new sidewalk connecting Maple Hill with the elementary school.

A NOTE ABOUT CONTRACTORS—Residents are reminded that contractors who are working for the Association are there to perform certain functions. If there should be a problem or you have a complaint, you are advised to please contact the PhoneMate - unless, of course, it is an emergency situation. Thank you for your cooperation.

HOME LEASING REGS- Any homeowner who moves out of their Maple Hill home but retains ownership of their unit in Maple Hill must notify the office of their new address and phone number. The office will send you documents pertaining to the rules for leasing a home in Maple Hill. Please review them carefully.

If your property will be leased, the By-Laws (Article IX - Section 8) require written certification advising that the lease contains a clause whereby “the lessee/tenant will be required to comply with the rules of Maple Hill Community Assoc. as outlined in the By-Laws and Covenants.” This certification should be sent to the Maple Hill office within ten (10) days of the date the lease is signed. 

Communication is essential to ensure a smooth transition and to prevent any problems particularly for you, the owner of the property, as full responsibility for the property is that of the owner. 

PA ONE CALL - You need to call PA ONE CALL if you are doing extensive digging at your residence. (800-242-1776). Don't take the chance of hitting water, cable, phone or electrical lines. Underground lines will be identified and marked as follows:

  • Green = sewer lines
  • Red = electric
  • Yellow = gas and oil lines
  • Orange = cable, phone, security lines (home alarm systems)
  • Blue = water lines
  • Purple = slurry and reclaimed water lines
  • Pink = temporary survey
  • White = where contractor or resident intends to dig.

Winter Weather Info- Please be sure to read this important information concerning snow removal:

PERKIOMEN TOWNSHIP - is responsible for the clearing of the streets - Salem, Lexington and Concord Roads. The Township ordinance requires that all vehicles be removed from the streets after a two-inch or more snowfall in order to clear the streets. The township can and will have your vehicle(s) towed if left in the street.

If there is a problem area on one of these streets you can call the Township at (610) 489-4034.

MAPLE HILL COMMUNITY - is responsible for the clearing of parking lots and common sidewalks. The contractor will service our community when there are two (2) inches or more of snow or if conditions are icy. During the course of a snowstorm over two inches, the contractor will periodically go through the parking lots to keep a path plowed open. When the snowfall has ended, then the contractor will begin the total clearing of the lots and the clearing of the common sidewalks and steps.

RESIDENTS - of Maple Hill are responsible for the clearing of their individual sidewalks from their door to the common walk or parking lot area. Snow removal must be made within twenty-four (24) hours after the snowfall has ended.

CALCIUM or MAGNESIUM CHLORIDE - will be made available to all residents for use on icy sidewalks. There are three locations where you may pick up a supply. Contact PhoneMate at (610) 287-8733 or consult the paper version of the Leaflet for the unit addresses.  

There will be a trash container on the front porch of each of these units that will store calcium or magnesium chloride. Residents should take a container that can be sealed (i.e. coffee can with a lid) when picking up a supply. Please be sure to tightly close the lid on the trash container to keep out moisture.
